Let me take you through the top 10 tips to creating the perfect mood in your short term rental.
Whether it is country chic, coastal or historic stays, your property needs to feel like it is drawing the customer in to the photo. As though they want to sit on the edge of the sofa and sip their freshly brewed tea.
I’ve said it before and I’ll say it again in almost every write up, you need to allow your customer to see themselves in your property.
Here’s 10 steps to do exactly that.
1 // Create soft light:
We all want a lovely lit up room, but not glaring in our eyes.. so adding sheer curtains, textured light shades or opaque privacy windows are just a few options to lessen harsh light in your home.
2 // Lamps
Bedside lamps are an instant and cheap way to create another light source which will immediately draw the attention to where you want your guest's eye to go.
Do you want the guest to focus on the newly purchased furniture? Perhaps place a point of focus like a counter-levered lamp over the couch.
3 // Greenery
If your windows are looking out to a fence or a less-than wall, pop some greenery in the view.
Whether it is real or fake is up to you, but you will instantly make the photos look more welcoming by having a touch of nature in your short term rental, and in turn, your images.
Plant lover or not, greenery is always a sure bet to making your property look and feel welcoming. Whether it is a palm or a fig, hanging or standing doesn't really matter, but be sure to consider having some around your property.
Note: Consider fake plants if you can't look after them or are concerned about pets or children being exposed to them.
4 // Interesting Decor

These images are created easily with the viewer needing to look past something, like they are in the room looking through.
When the guest walks into your property they may not even notice these details, until they sit down, get comfy and have time to lower their eyes to couch level.
But THIS, at couch level, is the magic spot where the best moody images are taken from!
5 // Local Produce
Use the photos to provide a visual guide book to what your region has to offer.
These types of images will once again, create a feel for what they can expect when they are spending time in your home and local area.
Curled up on the couch with a locally made croissant or locally acquired wine.
6 // Add people into your photos
It doesn’t have to be a whole person or even their faces!
Just simply having someone holding a book is enough to create the feeling of themselves being in your holiday home.
A few ideas are to have bare feet in the grass playing lawn bowls, hands holding on the couch or the back of someone while cooking up a storm in your kitchen.
7 // Add textures to rooms
Textures can scare people's imagination back to 1977- but I'm talking feature pieces, not shag-pile carpet.
Fabrics, throws, cushions and blankets.
The natural light coming through the window creates shadows and enhances the textures in the throws, cushions and bedding.
So with a bit of creativity, you can draw the eye of the viewer to the beautiful natural wool blanket you though long and hard over choosing!
8 // Artwork
This is a must in any room. It can either make or break a room, so select something that will compliment your style but make a statement without overpowering the room.
Cluster frames are huge right now, so get to your local thrift store and find complimentary frames that go well together and hang them as a little gallery in a boring corner of your home.
9 // Seasonal.
Naturally every season has a different mood and you should learn to follow it throughout the year. If you’re advertising bright blue skies, green lush grass an the sunny beach during winter, you could be telling your potential guest now is not the right tine to book with us.
Advertise the correct moods for the right time of the year.
10 // Fixed lights
Consider what lights your currently have, and ask yourself if they are throwing the light where you need? Are they the right colour cast?
Ever noticed the 5200K on the side of a light globe box and wondered what it’s referring to?
Without boring you to death, in simple terms, the higher the number the bluer (cooler) the light is. The lower the number, the yellower (warmer) the lighting becomes.
So the word "Mood Lighting" is absolutely a thing that should be thought of and considered very throughly.
